Grand View Estates Homeowners Association

Welcome to the Grand View Estates Homeowners Association website (GEHA).

Grand View Estates was originally developed in the mid-1950’s and organized as a “non-common interest” HOA in the late 80’s which means property owners do not own common property together and depend on a separate governing body, in this case, statutory Douglas County.  In 2001 the HOA further organized as a non-profit corporation with both the State and the IRS.

In 1972, the County changed its zoning designation from Rural Residential to Estate Residential, but in 1999 the community applied for an animal variance through Douglas County which remains in effect today.

Through the years, the GEHA has sought to preserve the rural life style and quality of life that all residents have enjoyed through continued efforts for responsible growth and development in and around Grand View Estates and the promotion of a variety of community interests.

This site contains a lot of important and useful information and we encourage all residents to utilize this tool to better understand our association, the Grand View Estates community, and various surrounding entities that we interact with.

Our community is also a Firewise USA certified community since 2018.  Firewise USA is administered by the NFPA (National Fire Protection Association) and is co-sponsored by the USDA Forest Service and the National Association of State Foresters.  The program provides a collaborative framework to help neighbors in a geographic area get organized, find direction, and take action to increase the ignition resistance of their homes and community and to reduce wildfire risks at the local level.
